How much does roofing SEO cost? A straight answer for 2026

Call five agencies about roofing SEO and you will get five numbers. One quotes $500 a month. Another quotes $8,000. They both say they do “SEO.” Neither explains why their number is what it is.

This post is the explanation. Real survey data, real agency prices, and the math for deciding what a roofing company should actually spend.

One note before the numbers: pricing data changes, and every figure here links to its source with the date attached. Check the sources if you are reading this a year from now.

What SEO costs in 2026, according to actual data

Two large industry surveys put real numbers on this.

Ahrefs polled 439 SEO providers and found the most common monthly retainer is $501 to $1,000, charged by about 20% of providers. But averages tell a different story: the overall average retainer was $2,917 a month, and agencies specifically averaged $3,209 a month, more than double the freelancer average of $1,349.

Backlinko’s survey of 300+ SEO professionals, updated in December 2025, lands in the same neighborhood: $1,000 to $2,500 a month is the typical range, with agencies charging roughly 30% more than freelancers for the same work.

Location matters too. In the Ahrefs data, 79% of US and Canadian providers charge over $1,000 a month, while three quarters of India-based providers charge under $1,000. That gap is not a scam in either direction. It reflects who is doing the work and what their time costs. It becomes a problem only when you pay US prices for offshore production and nobody tells you.

What roofing-specific agencies charge

Roofing SEO is its own niche, and the specialists span a huge range.

At the volume end, Roofing Webmasters advertises “$99 to start” with month-to-month terms. They have been at it 16+ years and claim over 1,000 roofing clients. Productized, at scale.

At the boutique end, Hook Agency publishes SEO pricing up to $4,800 a month and says outright they are the best fit for “growth-mode contractors over 2M+” in revenue.

In between, most roofing marketing retainers follow the tiers we covered on our pricing page: $750 to $1,500 for basic packages, $1,500 to $3,500 for mid-level retainers, and $3,500+ for full-service engagements, usually on 6 to 12 month contracts.

So when two quotes are thousands of dollars apart, you are not comparing the same product. Which raises the real question.

Why quotes vary so much

Four drivers explain almost every price difference.

What is included. Some retainers include your website build, hosting, content, and lead tracking. Others assume you already have a good site and cover optimization only. An agency quoting $2,000 without a site build can easily cost more than one quoting $3,500 with everything included, once you add the $5,000 to $10,000 a professional site costs on its own.

Your market. Ranking a roofer in a town of 30,000 is a different job than ranking one in Dallas. More competition means more content, more links, and more months of work. Honest agencies price that in. Dishonest ones charge the same everywhere and let the tough markets fail quietly.

Who does the work. Senior US-based strategists cost more than junior staff or offshore production. Neither is automatically wrong, but you should know what you are buying. Ask who actually writes your content and builds your pages.

The pricing model. Flat retainers, tiered packages, hourly consulting, or productized plans all package the same underlying work differently. The model changes how the invoice looks more than it changes what gets done.

What you actually get at each price level

Rough bands, based on the survey data above and what roofing specialists publish:

Under $1,000 a month. Templated work at volume. Basic on-page fixes, some directory listings, maybe a thin blog post. In a small market with weak competition this can be enough. In a metro, it almost never is. The Ahrefs data shows this band is dominated by newer providers and offshore teams.

$1,500 to $3,000 a month. This is where real SEO starts for most local businesses: actual content written for your market, local SEO and Google Business Profile management, technical upkeep, and reporting. Usually excludes the website build itself.

$3,500 to $6,000 a month. Full service. Site, content, local SEO, link building, call tracking, and someone senior paying attention to your account. This is the band where established roofing companies in competitive markets should expect to live.

$10,000+ a month. Multi-location operations and franchises. If an agency quotes this to a single-location roofer, ask hard questions.

The number that matters is cost per booked job

Here is the trap in comparing retainers: the retainer is a cost, not a result. Two agencies can charge the same $2,500 while one produces three jobs a month and the other produces zero.

So do the math the way you would price a roof. Take everything you pay in a month, divide by the jobs that marketing actually booked, and compare that number across channels. We walk through that math for shared lead platforms on our lead generation page, and the punchline is that “cheap” channels are usually the most expensive per booked job.

For SEO, the math compounds in your favor. The work you pay for this month keeps ranking next month. Fixr’s 2026 data puts the average roof replacement at $10,000, with most jobs falling between $7,500 and $14,000. At those job values, an SEO investment does not need many wins to pay for itself, and every win past break-even is margin.

What we charge, since you are wondering

One flat plan: $3,500 a month, everything included. The website build, hosting, local SEO, content, technical work, and a lead-tracking dashboard. Month to month, no setup fees, and we take one roofing company per service area.

That is $42,000 a year, which is real money. It is also about four replacement jobs at the national average. Before you sign anything, we run your numbers together: your average job value, your close rate, and what page one realistically looks like in your market. If the math does not work for your business, we will tell you, and the deal does not happen. The full breakdown is on the pricing page.

To be equally clear about who should not pay us: if you are a one-truck operation or doing under $1M a year, $3,500 a month is the wrong spend for you right now. Start with the free stuff: your Google Business Profile, reviews, and the basics in our keywords guide.

Red flags, whatever you end up paying

  • Guaranteed rankings. Nobody controls Google. Guarantees mean either meaningless keywords or a refund clause you will never collect on.
  • 12-month contracts. An agency confident in its work does not need to lock the door. Month to month keeps everyone honest.
  • No lead tracking. If they report rankings and traffic but cannot show you calls and form fills, they are grading their own homework.
  • They own your website. If leaving the agency means losing your site, you are not a client. You are a hostage.
  • A price with no scope. Any number, high or low, is meaningless until you know exactly what is included.

The bottom line

Expect real roofing SEO to cost $1,500 to $5,000 a month depending on scope and market, with survey data putting the average agency retainer around $3,200. Judge any quote by what is included and what it costs you per booked job, not by the sticker.

Frequently asked questions

What is a fair monthly price for roofing SEO?
For an established roofing company in a competitive market, expect $1,500 to $5,000 a month for an agency doing real work. Industry surveys put the average agency retainer at $3,209 a month. Below roughly $1,000 a month, there is usually not enough margin for the agency to write content, build links, and manage your local presence properly.
Why do some agencies charge $500 and others $5,000 for roofing SEO?
Four things drive the difference: what is included (a website build and content, or just tweaks), how competitive your market is, who does the work (senior US-based staff or offshore production), and the pricing model. A $500 retainer usually buys templated work at volume. A $5,000 retainer should buy a dedicated strategy and real content.
Is cheap SEO worth it for a roofing company?
Usually no. SEO only pays when you reach the top of the results, and a $400 a month plan rarely produces enough work to get there in any market with real competition. You pay less per month but longer, often for years, without the rankings that generate calls. One caveat: in a small town with weak competition, a modest plan can be enough.
How long until roofing SEO pays for itself?
Most roofing markets show ranking movement in 30 to 60 days and meaningful lead flow in 3 to 6 months. At a typical $10,000 replacement job, a $3,500 a month plan needs about four extra jobs a year to break even. Most established roofers pass that within the first year, and the rankings keep producing after.
